What home buyers need insured before closing

A lender will not close a mortgage without proof that the home is insured. Most buyers need a homeowners policy that covers the house for at least the amount the lender requires, with the lender named in the mortgagee clause. The mortgagee clause is the part of the policy that lists the lender, so the lender is protected if the home is badly damaged.

Many buyers do not realize how much the house itself affects their insurance options. The age and condition of the roof, the electrical and plumbing systems, the heating system, and past claims on the property can all affect which companies will write the home. Past claims show up on a CLUE report, which is a shared history of insurance claims tied to a property. A home in a high-risk flood zone may also need flood insurance, which a standard homeowners policy does not include.

When these questions come up right before closing, the whole transaction feels the pressure. When the buyer starts the insurance conversation soon after the offer is accepted, there is time to solve problems calmly.

What is a CLUE report?

CLUE stands for Comprehensive Loss Underwriting Exchange. It is a history of insurance claims tied to a property and to a person, kept by a consumer reporting company. Insurance companies use it when they quote a home, and past water or roof claims can affect options and price.

Does the buyer need flood insurance?

If the home is in a high-risk flood zone and the loan is federally backed or regulated, the lender will usually require flood insurance. Buyers outside those zones can still choose to buy it, because standard homeowners policies do not cover flooding.

Is my client required to use Kaufman?

No. Your client is always free to choose any insurance agent or company. We are one option, and we work to earn their business with good service.

Is the partner program open outside Ohio?

Our partner program is open to businesses in Ohio now, with North Carolina coming soon and more states on the way. Options for a specific home depend on its location and each company’s rules.
