The basics

What remodeling contractor insurance is

Remodeling contractor insurance is a group of business policies for companies that renovate homes and buildings, such as kitchen and bath remodelers, basement finishers, and whole-home renovation contractors. It protects you from claims that your work injured someone or damaged property, and protects the tools and vehicles you depend on.

Remodeling brings specific risks. You may open walls near plumbing and wiring, remove load-bearing structures, or work in an occupied home where the family and pets are nearby. A mistake can mean water damage, fire, or an injury claim, sometimes months after the job is done.

Many remodelers also hire subcontractors. How you manage them matters. Insurance companies often want to see that your subcontractors carry their own insurance, and uninsured subcontractors can affect your price and your coverage.

Work in progress

Claims during the job, such as a visitor tripping over materials or damage to the home while you work.

After the job is done

Claims that come up later, such as a leak from plumbing you moved. This is called completed operations coverage.

Know what you are choosing

Coverages remodeling contractor businesses commonly need

Every business is different, and the options depend on the company. These are the policies we review most often for this trade.

General liability

Helps pay for injuries and property damage your work causes, including completed operations, depending on the policy.

Tools and equipment

Helps replace tools and equipment stolen from a job site, truck, or trailer.

Commercial auto

Covers work trucks, vans, and trailers used for your business.

Workers compensation

In Ohio, this coverage comes from the state, not an insurance company. If you have employees in other states, we can help with workers compensation there as it comes up.

Builders risk

Covers the structure and materials during a renovation when your contract makes you responsible.

Umbrella or excess liability

Adds higher limits above your general liability and auto policies when contracts require them.

Common questions

Remodeling Contractor Insurance questions

What insurance does a remodeling contractor need?

Most remodelers need general liability, and many also need tools coverage, commercial auto, and workers compensation if they have employees. Some contracts require builders risk or an umbrella policy.

What is completed operations coverage?

Completed operations coverage is part of many general liability policies. It helps with claims for injury or damage that happen after your work is finished, such as a leak from plumbing you installed.

Do my subcontractors need their own insurance?

Usually, yes. Most insurance companies expect subcontractors to carry their own coverage and will ask for their certificates. Uninsured subcontractors can affect your policy and price.

Does general liability cover my tools?

No. General liability covers injuries and damage to other people and their property. Your own tools and equipment need separate coverage, often called inland marine or tools and equipment coverage.

Can you send certificates of insurance to my customers?

Yes. Once your policy is active, we can issue certificates of insurance and, when your policy allows, add customers or general contractors as additional insureds.
