Renters insurance is a policy for people who rent an apartment, house, townhome, or other home. It protects the things you own and helps pay if you are responsible for someone getting hurt or for damaging someone else’s property.

Many renters assume the landlord’s policy will cover them after a fire or break-in. It usually does not. A landlord’s policy is written to protect the building and the landlord’s own liability. Your furniture, clothes, electronics, and other belongings are your responsibility.

Does my landlord’s insurance cover my belongings?

Usually not. A landlord’s policy generally covers the building and the landlord’s liability. Your own belongings and your personal liability need your own renters policy.

What is the difference between replacement cost and actual cash value?

Replacement cost coverage helps pay what it costs to buy a new item today. Actual cash value pays what the item was worth at the time of loss, after depreciation, which is usually less.

Does renters insurance cover my roommate?

Usually not automatically. A renters policy covers the people named on it and certain relatives who live with you. Roommates often need their own policy.
