Every purchase loan needs proof of hazard insurance before closing. Hazard insurance is the lending term for the property coverage on a homeowners policy. The policy has to meet your dwelling coverage and deductible requirements, and it has to list the lender correctly in the mortgagee clause, the part of the policy that protects the lender if the home is damaged.

If the premium will be handled through escrow, the lender collects part of the insurance cost with each monthly escrow amount and sends it when due. Underwriting may need the first year’s premium due at closing and an invoice or receipt from the agency. Mismatched names, a missing loan number, and the wrong mortgagee address are common reasons a file goes back for corrections.

Refinances bring the same issues in a different order. The borrower already has a policy, but the mortgagee clause has to be changed to the new lender, and the new lender may have different coverage requirements. If the property sits in a special flood hazard area, which is a high-risk zone on federal flood maps, flood insurance will be required on a federally backed or regulated loan.

What happens to the insurance when a loan is sold or refinanced?

The mortgagee clause needs to be updated to the new lender or servicer. The borrower or the new servicer lets us know, and we update the policy.

Can you help with manufactured home loans?
