The basics

What commercial property insurance is

Commercial property insurance covers the physical things your business owns. That can include a building you own, and the business personal property inside it, such as furniture, computers, tools, machinery, and inventory.

You do not need to own a building to need property coverage. If you rent your space, your landlord’s policy covers the building, but usually not your equipment, inventory, or improvements you made to the space. Your lease may also require you to insure certain items.

Policies differ in what causes of loss they cover and how they pay claims. Some cover only named causes such as fire and wind. Others cover all causes except those listed as exclusions. Claims can be paid at replacement cost, which is the cost to replace with new, or at actual cash value, which subtracts depreciation. We explain these choices clearly.
